Sadie wasn't looking for love until it landed on her doorstep.
After getting passed over for an overdue - and much-needed - promotion, Sadie Green is in desperate need of three things: a stiff drink, a new place to live, and a one-night stand. But when an accidental mix-up lands her on the doorstep of Jack Thomas's gorgeous Brooklyn brownstone, it's too bad Sadie is more attracted to the impressive real estate than she is to the man himself.
Jack, still grieving the unexpected death of his parents, has learned to find comfort in video games and movie marathons instead of friends. So while he doesn’t know just what to make of the vivaciously verbose Sadie, he’s willing to offer her his spare bedroom while she gets back on her feet. And with the rent unbeatably low, Sadie can finally pursue her floristry side hustle full-time. The two are polar opposites, but as Sadie’s presence begins to turn the brownstone into a home, they both start to realize they may have just made the deal of a lifetime.

When I say that I LOVED both of these main characters, the all caps is necessary as I'm not exaggerating in the least. For a little while I was apprehensive about Sadie but I truly think her character is misunderstood through the airs which she shows to people as an armour. Jack...what can I say about Jack?! I know that some people in the romance community do not like the term "cinnamon roll" in reference to a character but I'm sorry, I have to use this term when describing his character. He was perfect...but in a realistic, imperfect, messy way which mirrors life.
This book was a read in one sitting book for me. I couldn't put it down from the moment I picked it up. Everything from the writing style to the plot and characters created the perfect novel.
Not only will I be recommending this book to others, I already want to reread it myself because of how amazing this book is.

CW: mental health, grief, parental death (off page), parental verbal abuse/abandonment
When going through the Goodreads reviews for Lease on Love, I am definitely in the minority for how much I loved this book. But on bookstagram, I'm in the majority. Goes to show, don't not pick up a book just because a complete stranger didn't like it! This was one of the cutest rom-coms/romances I've ever read. I honestly don't read many because I usually can't stand the characters or the unrealistic plot. But this had everything I absolutely love. Yes it has a flaw or two but absolutely nothing that shattered my feelings for the book. It was witty, light, swoony, sweet, slow-burning, heartwarming, roommates to lovers, about second chances, a focus on mental health, and with depth that sneaks up on you.
Although Lease on Love was a slow burn I never felt that it was going too slow. Sadie and Jack truly started off as roommates that progressed to friends and then to something more. Their relationship took a natural course and I was never bored or willing them to go faster. The writing by Falon was funny, heartfelt and I couldn't stop reading this book once I started. Sadie and Jack were both characters that had so many layers to them. Not just them as individuals, but their backstories, their friendships and what made them the way that they are.
My two favorite characters by far are Nick and Jack. I eventually fell in love with Sadie but it took me about half the book to do so. At the beginning Sadie drove me up the wall. She actually reminded me of a ex-best friend, and not in a good way. She came off as self-centered, "I know I'm beautiful". All she appeared to care about is how Jack looked and judged him for it. I absolutely HATE the storyline of women going after the "bad guys" and swearing off the "good guys". It's not cute. So I definitely was scared about how Falon was going to do this storyline, and she nailed it! She turned this cold hearted woman into a puddle of mush!
What I loved about this book was that the romance was not centered around sex! Falon did an amazing job (in my opinion) of giving a little spice and moving on. It was realistic and not over the top. We didn't spend a whole page talking about how big Jack is, and frankly that was refreshing. I absolutely know I am in the minority with this but I do not like spice in my books. I love a warm hearted romance that is based on a friendship not sex. And that is what this book delivers.
One aspect of books with so many side characters is that sometimes it's too many people and voices. But in this case I loved Sadie's group of friends, they are pure gold. I could read a book about each one of them. The text messages, the ribbing, the way they loved each other unconditionally was so perfect. Found families in books can be hit and miss, but it was a total hit in the case with Lease on Love. The group texts in this book deserve five stars by themselves! If the author published a sequel consists of just their texts, I would devour it!
Jack is the perfect book boyfriend and he reminds me a ton of my husband, probably why I love Jack so much!
Really the only thing I didn't love was the final conflict in the story. It felt kinda thrown in and really not super necessary. But still loved the story enough to round up my rating to five stars!
I can't wait to read what Falon Ballard writes next!
